Britain’s smallest detached house measuring just 13ft wide sells for £155k

A HOUSE dubbed the smallest detached home in Britain has sold at auction for £155,000.

The two-bedroom property, set in the Leicester suburb of Knighton, is just 13 foot wide and 26 feet high.

It went under the hammer today, fetching £155,000 – less than half the average £365,697 for a detached home in Britain.

The house, named Rose Cottage, covers a total of 338 square feet over two floors, which works out as £459 per square foot.

It was built in 1900, and is situated on Goldhill Road in one of the most desirable areas of the city.

It is also located near schools, parks, and amenities, and sits only two miles from the city centre.

The house features a living room, (4.46m x 3.38m) kitchen (2.24m x 1.84m), dining room (3.38m x 3.65m), family bathroom, and an enclosed rear garden.

It has been partially renovated since the recent death of its elderly occupant, although the buyer is believed to be a property developer.

Photographs show the narrow house standing along on a residential street and with just one upstairs window.

Carl Finch, a senior valuer at SDL Auctions, said: “This property is in a great and very desirable location.

“The house is unlike like anything I have come across before.

“You couldn’t get a detached house much more narrow.

“It’s near some great schools, close to Victoria Park, and the city centre and train station are within only two miles.

“Plus there’s lots of boutique shops close by.

“The current owner had replaced the roof and carried out 80 per cent of the full refurbishment work.

“It just needs some small finishing works carrying out.


“Once all that is completed I estimate the property would be worth £220,000.”

A property in Sheffield was billed as Britain’s smallest detached house in 2014, but Rose Cottage is 21 sq foot smaller.
